The congregations of Salem English Lutheran Church, Lyndale Congregational United Church of Christ, and First Christian Church of Minneapolis made the decision to share one church building. Simultaneously, they opted to sell a portion of their existing site to Brighton Development in order to fund their own redevelopment and to enable the construction of a new mixed-use development that includes affordable housing (100% affordable to individuals and families earning 30% to 60% AMI). LHB worked closely with Brighton, the congregations, and the surrounding neighborhood to design the new Greenleaf apartments and the renovation of the 19th century Salem Church structure.
While the two projects have different programmatic requirements, they work in harmony and energize the intersection of 28th Street and Lyndale Avenue. The new mixed-use housing development provides 12-foot tall first-floor commercial spaces with 63 affordable and market-rate one and two-bedroom apartments above. Sustainability was a priority for the developers of the Greenleaf, as evidenced by the durable materials, timeless design, and energy-efficient heating and cooling system.
